EasyFlipEstimator is a free fix-and-flip calculator. It has no accounts, no sign-up and no forms to fill out. This page covers what does leave your device and why.
The numbers you enter
Every calculation runs in your browser. The ZIP code, square footage, rehab choices, prices and other inputs are not sent to us or saved on a server.
When you tap Send this deal, those inputs are packed into the link itself. Anyone you send the link to can see them. We don't receive a copy.
Address lookups
Typing an address is optional. If you do:
- What you type is sent through our server (api.easyflipestimator.com) to Mapbox to suggest matching addresses.
- When you pick an address, it goes to RentCast to look up public property records such as square feet, beds, baths and year built. We keep lookup results for up to 30 days so repeat lookups are fast and cheap. They aren't tied to you, because there are no accounts.
- The address's map coordinates go to the free US Census Geocoder to find the neighborhood (Census tract).
Your location
The location button is optional and asks your permission first. Your coordinates are used on your device to find the nearest ZIP code. They are never sent to us.
Stored on your device
The app saves its own files and market data in your browser so it loads fast and works without a signal. You can clear this anytime in your browser's site settings.
Hosting
The site runs on Cloudflare. Like any web host, Cloudflare processes basic request data such as IP address, browser type and the page requested so it can deliver the site and block abuse. Our address lookup server also uses your IP address briefly to limit how many requests one visitor can make.
Ads and cookies
The site may show ads from Google AdSense. Google and its partners use cookies to serve ads based on your visits to this site and other sites. You can turn off personalized ads in My Ad Center or opt out of many third-party vendors at aboutads.info. Visitors in the EEA, the UK and Switzerland are asked for consent before personalized ads load.
Read more about how ads and referral links work on this site in Ads & referrals.
What we don't do
- We don't sell or rent personal information.
- We don't build profiles of visitors or ask for your name, email or phone number.
- The site isn't directed at children under 13.
